Introduction |
Between March and October of 2008, VWB Research conducted a survey of rental housing alternatives throughout the state of South Carolina. The intent of the survey and the corresponding demographic data is not to provide conclusions as to the strength or weakness of a market, but instead to provide research information to real estate professionals that can enable them to make sound decisions.
As part of this survey, we collected details on unit mixes, rents, vacancies, unit sizes (square feet), amenities, program types, utilities, year built, and other individual property information for nearly 1,500 properties throughout the state. While this survey is not 100.0% of all rental properties in the state, we made every effort to collect information on enough properties to represent a good sampling for each of the state’s 46 counties.
The local or regional housing authority provided the utility allowances used to derive gross median rents for surveyed properties. In a few cases where the applicable utility allowances were not available, we used the utility allowances of nearest housing authority to the county that shared similar characteristics as the subject county (for example, both were low-income rural communities).
The rental housing data we collected is presented in our Project Listings and in aggregate form in our Rents & Vacancies section for each county. This information was gathered either by telephone or in person. While there were properties for which we were not able to obtain complete rental data, we have included basic information on these properties in our Project Listings page.
Demographic data, as it relates to renter households by income, is shown for 2000 (Census), 2008 (estimated), and 2013 (projected). This data is on a county level and is based off of information provided by ESRI, a nationally recognized provider of demographic data.
HUD rent and income limits by Area Median Household Income (AMHI) for 2008 is provided for each county, as well as a six-year history of Fair Market Rents.
